Livonia basement waterproofing FAQ

Updated October 19, 2026

Are you the contractor?

No. We're a referral service. One independent contractor who works in Livonia receives your request, inspects, and gives a free written estimate. The work and warranty are theirs.

What's the fee?

None to you. The contractor pays us for the introduction.

My neighbor's basement is dry and mine isn't. Why?

Livonia's soil changes within a few blocks (sand near 7 Mile and Newburgh, clay near 6 Mile and Plymouth Road), and sixty-year-old drain tile fails one house at a time. Grading and downspouts also differ lot to lot.

The block wall is bowing. Is that an emergency?

It's a priority. Under about an inch of bow it's usually fixed with carbon-fiber straps; past that, beams or anchors. It gets worse each wet season, so don't wait a year.

I have a split-level. Which part gets waterproofed?

Both the half-basement and the crawl under the bedroom wing, tied to one sump. Ask for both in the estimate.

Water comes up the floor drain.

That's a sewer backup, common in older Livonia sections where footing tile was tied to the sanitary line. The fix is a backwater valve plus rerouting the tile to a sump that pumps outside. Say "floor drain" in the request.

How fast does someone call?

Usually within a business day; longer after a big storm.

Do I need a permit?

For sump pumps, backwater valves and sewer work, yes: a plumbing permit from the Livonia Inspection Department through BS&A Online. The contractor should pull it.

Do you serve Redford, Westland or Farmington Hills?

The contractors do. Send the request and say where you are.

Can I get other quotes?

Yes. No obligation to the contractor we send or to us.
